Top ten: home enhancement

What are ten realistic and affordable things you could do to make your living space more liveable?

  1. I have a "bonus room" that is about 4 feet lower than the rest of the first floor. It is about the size of a 2-car garage, and it sits on a concrete slab. I could do the following 10 things:
    1) stand up 4x4 posts all over this room
    2) sit 2x6 beams on top of 4x4 posts that stretch across the room (2" side on top and bottom, 6" height)
    3) connect the beams to each other with 2x4 pieces for stability
    4) attach plywood floor to tops of the 2x6 beams, creating a floor over the room at same height as 1st floor of house
    5) map out "master bathroom" and walk-in closet(s)
    6) use 2x4 beams flat on top of floor to create the bottom of walls for closet and bathroom walls
    7) use 2x4 beams on top of wall bottoms to build the walls vertically
    8) run plumbing underneath new floor and inside new walls as needed for master bathroom for sinks, shower, toilet, and jacuzzi
    9) run electricity and data cables for all outlets as needed inside new walls
    10) run new HVAC outlets through new walls

    This would result in an unfinished "master on main". Add sheetrock and floor covering for large increase in value of home.
